Long Beach has long been a city that Jannone Development has operated within. With guidance given by California to provide additional housing units by way of empowering Accessory Dwelling Units (ADUs) Long Beach has taken a strong leadership role to ensure their building code aligns with the opportunity to build additional units. While ADUs have traditionally been associated with adding a single unit to an existing single family home, updates to the building code allow for multiple units to be added to a residential income property.
Jannone Development identified the subject property on Wilton as being an under-developed opportunity being that it was a single family home on an R2 lot. After securing the property to perform diligence we developed plans in parallel to ensure that at the close of escrow our plans could be submitted to the City of Long Beach for approval.
The development plan includes the following highlights:
- Develop an additional residence to the east of the existing structure that will align to the same architectural style. This new structure shall be a 3 bedroom, 2 bathroom layout that is 1,112 sq ft providing for an optimum layout for a long term rental.
- Develop two detached ADU units at the rear of the property. Each unit shall be 1 bedroom/1.5 bathrooms and be 758 sq ft in size.
